Growing Credit Union Impact: Mortgage Lending on the Rise
The landscape of Ireland’s mortgage market is witnessing a notable shift, with credit unions expanding their mortgage portfolios significantly. As of March, credit unions have grown their mortgage books to an impressive €782 million, marking a 24% increase from the previous year. This growth underscores the vital role credit unions are playing in providing competitive alternatives in mortgage lending. The Irish League of Credit Unions (ILCU), which represents over 90% of Ireland’s credit unions, reports that mortgages now comprise 11.7% of their overall loan portfolio, up from 10.4% last year.
Sector-Wide Mortgage Surge
In parallel, Ireland’s banking sector has also recorded a surge in new mortgage lending, with a substantial €1.9 billion in new mortgages approved in May. Brian Hayes, CEO of the Banking & Payments Federation Ireland (BPFI), highlighted that 5,694 mortgages were sanctioned in May, a 20.4% increase from the previous month. The figures represent the highest monthly value since the data series began. First-time buyers drove this activity, accounting for 59% of all mortgages approved.
Credit Unions’ Record Loan Book
The ILCU’s overall loan book has peaked at a record €6.66 billion, a near 10% increase from last year. Average outstanding loans reached €11,319, while loan arrears remained low at 2.21%. David Malone, CEO of the ILCU, expressed satisfaction with the sector’s progress, remarking: “The sustained growth in mortgage lending signifies that credit unions are offering real choice and competition in the mortgage market while assisting members in crucial financial decisions.”
Steady Membership and Financial Health
Credit unions continue to grow not only their lending capacities but also their membership base, adding over 74,300 new members in the past year, bringing their total to 3.36 million. This growth reflects the enduring trust in credit unions across Ireland, one of the countries with the highest per capita credit union membership globally. Financially, credit unions remain strong, with total assets increasing to €19.82 billion and savings rising by 5.3% year-on-year to €16.53 billion. Capital and liquidity levels remain robust, indicating sound financial health.
Implications for the Irish Market
The increasing role of credit unions in mortgage lending presents an evolving dynamic in the Irish financial ecosystem. Their growth supports broader access to financial services, offering alternatives that could stimulate competitive pricing in the mortgage market. As credit unions and banks both expand their lending operations, the Irish economy can anticipate more robust economic activity driven by property purchases, a positive sign for households and the broader market.
